Plans and billing
Can I use Janitorial without a paid plan?
There is no free plan. The janitorial bid calculator works without an account, so you can price a real building before you choose a plan.
How much does Janitorial cost?
Starter is 79 USD a month, Growth 199 USD and Pro 499 USD. Yearly billing is 790, 1,990 and 4,990 USD and includes 2 months. Enterprise is priced on an annual contract.
Do I pay per lead?
No. Every plan is a flat subscription per service area. Contract requests in your areas are part of the plan, within the bid response limit of your plan.
Can I cancel?
Yes. Plans renew monthly or yearly until you cancel, and access runs to the end of the period you paid for.
Can I change plans later?
Yes. Moving up applies right away with a prorated charge, moving down applies from the next billing period.
Cleaning contracts and leads
Where do the cleaning contracts come from?
Businesses, property managers and facility teams post their cleaning jobs on Janitorial. On Growth and higher you also get public-sector RFPs from cities, counties, school districts and federal agencies, matched to your area and NAICS code 561720.
Are leads shared with every cleaning company?
No. A contract request goes only to subscribed companies whose service area and facility types match it. Buyers get a short list of comparable bids, not a flood of calls.
Which facility types are in the feed?
Offices, medical offices, retail stores, schools, warehouses and light industrial sites, gyms, bank branches and churches. Residential cleaning is not part of Janitorial.
How is my service area defined?
A service area is one metro with a radius of up to 25 miles around the ZIP code you choose. Starter covers one area, Growth three, Pro ten and Enterprise as many as you need.
Can small cleaning companies win these contracts?
Yes. Requests range from a single bank branch to multi-building campuses, and you filter by square footage and frequency, so you see work your crews can handle. Growth adds a subcontracting board for overflow work from larger contractors.
AI bid pricing and proposals
How accurate is AI bid pricing?
The price is calculated from production rates by facility type, labor hours per visit, local wage levels, supplies, overhead and your target margin. Every number is shown, so you can check it and change any input before you send the bid.
Can I use my own production and wage rates?
Yes. On the Pro plan you set your own production rates and wage rates per area, and every estimate uses them.
What does the proposal include?
A scope of work by area, a cleaning schedule, a pricing table and your terms, with your logo. Starter exports PDF, Growth adds DOCX and drafts the scope from the request, Pro adds your own templates and e-signature.
Does the buyer see how I priced the bid?
No. The buyer sees your proposal and your price. The rates and margin behind it stay in your account.
For buyers
Do buyers pay to post a cleaning job?
No. Businesses and property managers post cleaning jobs at no cost. Janitorial is paid by the cleaning companies that bid.
How many bids does a buyer receive?
A buyer receives bids from matched companies in the area, which keeps the list short and comparable instead of a week of sales calls.
Account and data
Who can see my pricing data?
Only people on your account. Your rates, margins and price history are never shown to other subscribers or to buyers.
