Commercial cleaning contracts available in your area, priced and written up

One subscription replaces three things a cleaning company pays for separately: a lead source, an estimator and a proposal writer.

01

Find contracts without cold calling

Businesses, property managers and facility teams post their cleaning jobs on Janitorial. Requests that match your service area and facility types arrive in your feed and by email. Your week goes into walkthroughs and bids, not call lists.

02

Price a bid in minutes, the same way every time

Every request comes with an AI price range calculated from square footage, facility type, frequency and local labor cost. Two estimators get the same number for the same building, and every step of the math is on screen.

03

Send a proposal the same day

The proposal builder turns the request into a scope of work, a cleaning schedule and a pricing table with your logo. Buyers get a clear document they can set next to every other bid.

What one won contract is worth against a year of Janitorial

One commercial cleaning contract usually runs one to three years and bills every month, so the subscription math is short. Enter your own numbers.

Annual value of won contracts

36,000 USD

Get contracts in my area

Growth plan, billed yearly: 1,990 USD

Formula: monthly contract value x 12 x contracts won per year, compared with the yearly plan price.

Example calculation with a 3,000 USD a month office contract and one win a year: 36,000 USD of annual contract value against 1,990 USD for the year.

FAQ

Cleaning contracts: questions janitorial companies ask

Read all questions

Are leads shared with every cleaning company?

No. A contract request goes only to subscribed companies whose service area and facility types match it. Buyers get a short list of comparable bids, not a flood of calls.

How is my service area defined?

A service area is one metro with a radius of up to 25 miles around the ZIP code you choose. Starter covers one area, Growth three, Pro ten and Enterprise as many as you need.

Where do the contracts come from?

Businesses, property managers and facility teams post their cleaning jobs on Janitorial. On Growth and higher you also get public-sector RFPs from cities, counties, school districts and federal agencies, matched to your area and NAICS code 561720.

How accurate is AI bid pricing?

The price is calculated from production rates by facility type, labor hours per visit, local wage levels, supplies, overhead and your target margin. Every number is shown, so you can check it and change any input before you send the bid.

Can I use my own production and wage rates?

Yes. On the Pro plan you set your own production rates and wage rates per area, and every estimate uses them.

Can I cancel?

Yes. Plans renew monthly or yearly until you cancel, and access runs to the end of the period you paid for.

Do buyers pay to post a job?

No. Businesses and property managers post cleaning jobs at no cost. Janitorial is paid by the cleaning companies that bid.

Can I try Janitorial before I pay?

There is no free plan. The bid calculator on this page works without an account, so you can price a real building before you choose a plan.
