Get commercial cleaning contracts with Janitorial, step by step
Janitorial connects the two sides of commercial cleaning. Businesses, property managers and public agencies post the work, and cleaning companies in the area get it with the bid already priced. Here is what happens from the day you set up your account to the day you sign the contract.

1
Step 1: set your service area and facility types
You choose the ZIP code at the center of each service area. An area covers one metro with a radius of up to 25 miles. Then you pick the facility types you clean and the frequencies you take on, so the feed only shows work your crews can actually do.
- Facility types: offices, medical offices, retail, schools, warehouses and light industrial, gyms, bank branches, churches
- Frequencies from once a week to seven nights a week
- Starter covers 1 area, Growth 3, Pro 10, Enterprise as many as you need
-

Step 2: find commercial cleaning contracts that match
When a business or property manager posts a job that fits your area and facility types, it lands in your contract request feed and you get an email alert. Each request shows the facility, cleanable square footage, frequency, bid due date, walkthrough details and the scope the buyer asked for.
On Growth and higher the feed also carries public-sector RFPs: city, county, school district and federal janitorial solicitations matched to your area and NAICS code 561720. You read them in the same list, with the due date and the documents in one place. More on that in government cleaning contracts.
On Pro, priority alerts give you first notice of new requests in your areas.

Step 3: price the bid with AI
Every request arrives with a price range already calculated. Janitorial takes the square footage, facility type and frequency, applies a production rate in square feet per labor hour, and works out labor hours per visit, crew size, time on site, monthly labor cost, supplies, overhead and margin.
You see a low, target and high monthly price and the price per square foot, and every line of the math is visible. Change the crew, the frequency, the add-ons or the margin and the price updates. On Pro you set your own production and wage rates per area, so the numbers match how your crews really work.

Step 4: generate the proposal
The proposal builder turns the request and your price into a document the buyer can compare with other bids: a scope of work by area, a cleaning schedule, a pricing table and your terms, with your logo. Starter includes 3 templates and PDF export. Growth drafts the scope, schedule and terms from the request itself. Pro adds your own template library and e-signature. See the commercial cleaning proposal builder.

Step 5: submit the bid and track win and loss
You send the proposal through Janitorial as your bid response. The request moves to your pipeline, where you record the walkthrough, the outcome and the final price. On Growth and higher, win and loss tracking and price history per facility type show where your prices land and which facility types you win most often.
How buyers post cleaning jobs
Property managers, office managers and facility directors post a cleaning job with the building details and the scope they need. Posting is at no cost. They get a short list of comparable bids from matched companies instead of a week of sales calls. Buyers start at hire contract cleaners.
Get commercial cleaning contracts through subcontracting
Larger contractors often need local crews for sites outside their core metros. The subcontracting board on Growth and higher lets you take overflow work from them, or offer your own overflow to other companies. Read more about cleaning subcontracts.
