The four kinds of janitorial lead generation companies
Most of the confusion in this market comes from comparing companies that sell different products. Sort them first, then compare inside each group.
Appointment setters call facility managers, office managers and property managers, find the ones willing to take a walkthrough and put the meeting on your calendar. Which lead generation company fits your cleaning business
Match the model to where the company is today.
- Owner-operator with one or two crews and little cash. Avoid prepaid packs and retainers. A flat feed or pay per lead keeps a bad month under 100 USD.

Questions to ask any commercial cleaning lead generation company
Get the answers in writing, in the agreement or at least in an email, before you pay.
- 1 What exactly counts as a qualified lead or appointment? Decision maker, minimum square footage, facility type, and whether the building is under contract today.
- 2 What happens on a no-show, a wrong contact or a building too small to bother with? Credit, replacement or nothing.
- 3 Is the lead exclusive to my company in my metro, and for how long?
- 4 How many appointments do you usually deliver in my metro per month, and how long does the first one take? Abstrakt, for example, says appointments usually start after 45 to 60 days.
- 5 Is there a setup fee, a minimum term or an automatic renewal?
- 6 Can I pause when my crews are full?
If a company will not put the qualification rules and the no-show policy in writing, treat the published price as a floor, not the real cost.
Warning signs before you sign
Some patterns show up again and again in owner complaints about lead vendors, whatever the brand.
- Prepaid packs with no refund and no no-show credit. You carry all the delivery risk.
- Long ramp-up with the meter running. A retainer that bills from day one while meetings start two months later.
- Vague qualification. "Interested in a quote" without a decision maker or a building size often means a manager collecting prices for their current vendor.
- Rankings written by a vendor. Several "best lead generation companies" lists are published by one of the companies on the list, which ranks itself first. Read them as ads.
- Claimed close rates without your metro in them. A national average says little about office parks in your county.
